All commercial properties which are to undergo destruction or major refurbishment are required to have a Type 3 Asbestos Survey in order to comply with the Control of Asbestos at Work Regulations.
The Type 3 Asbestos Survey is a thorough inspection of the property and will involve destruction or intrusion into areas containing voids like partition walls and ceilings. Intrusion isn't always needed; however, the goal of the Type 3 Survey is to inspect all areas of the building including areas that are normally difficult to reach.
Type 3 Asbestos Surveys are designed to protect workers from exposure to asbestos before a building is to undergo either demolition or refurbishment and are usually preparation for its removal. Therefore, typically, Type 3 Surveys don't report on the condition of any asbestos containing materials (ACM's).
